The Bath Lane Waterside Scheme is a mixed student accommodation and flats scheme that is close to De Montfort University in Leicester. StructureCare were employed by Watkin Jones & Son Ltd. to carry out the Structural Waterproofing solution on this development.

Located on Leicester’s Waterside regeneration site, the scheme was comprised of 3 phases altogether. The first phase was a student accommodation named Merlin Heights, developed by Watkin Jones & Son Ltd. in 2016. Development of Phase 2 and 3 commenced in the summer of 2020, with Phase 2 being a student accommodation block comprised of 415 en-suite rooms and 47 studios, along with a cinema room, games room, fitness studio and lounge and study areas. Phase 3 was a block of 184, Buy to Rent apartments. Both phases were completed in June 2021.

StructureCare were involved in Phase 2 and Phase 3 of the scheme, as they were approached to provide a waterproof solution of the 700 square mete podium area. StructureCare applied the BBA approved AlphaGuard Blueshield Inverted Roof system, which is a spray applied membrane that is pigmented blue to highlight application, and gels in seconds to provide a seamless, fully-adhered barrier, to protect from water and other contaminants entering into occupied structures.

The system offers clients the perfect balance between design, aesthetic and practical performance. With over 30 years of industry use and 12 million meters squared applied, it identifies and eliminates potential weak spots through the avoidance of seams, joints and fixings. With the AlphaGuard Blueshield system the client is provided with a completely homogeneous, seamless waterproofing solution, protecting their asset and allowing treatment of virtually all types of construction.

The condition of the concrete deck was very good and only required basic preparation and cleaning to be undertaken prior to commencing the waterproofing works.
